Residential property prices in Tbilisi continued to increase in the second quarter of 2026, with the Residential Property Price Index (RPPI) rising by 0.9% quarter-on-quarter and 4.9% year-on-year, according to Geostat. Compared to the 2020 average, the index is up 63.8%. The RPPI covers only new residential properties in Tbilisi, including both apartments and private houses.
Among new apartments, Mtatsminda remained the most expensive district, with a median asking price of GEL 6,730 per sq.m., followed by Vake (GEL 5,914) and Krtsanisi (GEL 4,630). Saburtalo (GEL 4,307), Didube (GEL 4,184), Isani (GEL 4,088), Chugureti (GEL 4,064), Nadzaladevi (GEL 4,038), Gldani (GEL 3,867) and Samgori (GEL 3,680) complete the top ten.
In the private house segment, Vake ranked first with a median asking price of GEL 4,656 per sq.m., followed by Mtatsminda (GEL 4,409), Chugureti (GEL 3,524), Saburtalo (GEL 3,510), Didube (GEL 3,477), Isani (GEL 3,268), Samgori (GEL 2,992), Krtsanisi (GEL 2,926), Gldani (GEL 2,811) and Nadzaladevi (GEL 2,778).
Compared with the first quarter of 2026, prices increased by 0.9% in both the apartment and private house segments. On an annual basis, apartment prices rose 4.8%, while private house prices increased 5.5%.
